Estimated_EquityThe difference between estimated value and any open mortgages. Low or negative equity tells you before you dial whether there's real room to negotiate, or whether this seller can't sell at a discount no matter how motivated they are.
Free_ClearNo open mortgage on the property. No bank to satisfy, no payoff to negotiate around, which usually means more flexibility on terms and timeline.
High_EquityFlags properties with more than 39% equity, a quick signal for where your best offers have the most room to work.
Estimated_Mortgage_Balance + Estimated_Mortgage_PaymentThe seller's real floor. Combined with Absentee_Owner, this is how you spot a landlord whose rent isn't covering the note.
Estimated_ValueThe baseline every other financial field is measured against.

Absentee_OwnerThe owner isn't living at the property, generally a tenant situation or non-owner-occupied. Tells you immediately this is a landlord conversation, not an emotional family-home conversation, and changes your opening from the first sentence.
Investor_Buyer + Cash_BuyerRecords that the property was originally bought in an all-cash transaction. Investor_Buyer specifically flags an absentee owner/investor purchase, while Cash_Buyer covers an individual cash purchase. An absentee owner who also shows as an Investor_Buyer is a strong tired-landlord signal, one of the highest-converting seller profiles in this business.
Death + InheritedThe owner on record has recently passed, or the current owner inherited the property. One of the highest-converting situations in real estate investing. Heirs frequently want a fast, simple exit rather than dealing with upkeep, taxes, or splitting a property with other family members. Knowing this before you dial means you walk in with the right tone from your first sentence.
Pre-ForeclosureThe property has received a notice of pre-foreclosure. About as strong a motivation and urgency signal as data gets.
LienA lien exists on the property. This is a general flag, not a type, so treat it as a reason to ask more, not a full picture on its own.
Quit_Claim + Sheriffs_DeedThe property changed hands through a quit claim or a sheriff's sale, both signals worth knowing going into a conversation about ownership history.
Private_LenderThe property is currently financed by a private lender rather than a conventional mortgage, relevant context for how a payoff might actually work.

Last_Sale_Date + Last_Sale_PriceHow long they've owned it and what they paid.
