Here's the reasoning behind each one.
First contact within 30 minutes, during business hours.
Business hours means 8am to 8pm in your local time. If a lead comes in outside that window, say, at 11pm, the 30-minute clock doesn't start until business hours resume. Reach out first thing the next morning, and you're still covered. The longer a lead sits before the first call, the colder it gets, and a seller who filled out a form five minutes ago is a very different conversation than the same seller a day later. Thirty minutes isn't an arbitrary number. It's the window where response rates are still the highest and a seller is still thinking about the form they just filled out.

One call and one text isn't a real effort, it's a formality. Real contact rates come from persistence across the first three days: calls, texts, and email, spaced out instead of dumped all at once.
Don't sleep on email. Most investors skip it entirely and go straight to calls and texts, which is a mistake. A seller who won't pick up a call from an unknown number will often still open an email, and unlike a phone call, it gives them something to actually sit with and come back to when they're ready. If every other investor working this seller is only calling and texting, a genuinely helpful email is one of the easiest ways to stand out instead of blending into the noise. It's an underrated channel, and it should be a real part of your process, not an afterthought you send once and forget about.
