Real Estate Cold Calling vs. Inbound Seller Leads

What a cold calling operation really costs, how inbound seller leads compare, and why many investors use both.

Updated November 2, 2026 · By the Leadzolo team

The short version: Cold calling works, but it costs a lot of time. You pay for callers, a dialer and data, then spend hours finding the few owners who want to sell. Inbound seller leads flip that: the homeowner reached out first and told you why. You pay more per lead, but you skip the search and spend your time on real conversations.

Cold calling does work

Plenty of investors built their businesses on the phone, and many of our customers started that way. The question isn't whether cold calling works. It's what it costs you to get one motivated seller on the line.

"Cold calling does work. It's just a lot of time invested rather than money. I don't need to worry about much of running anything. I just kind of expect the results."

The real cost of a cold calling operation

The per-lead cost of cold calling looks low on paper. Add up everything it takes to run it:

  • Callers. In-house or virtual assistants, paid by the hour whether they find a seller or not.
  • Software. A dialer, a CRM and texting tools.
  • Data. Lists and skip tracing, refreshed regularly.
  • Your time. Hiring, training, scripting, quality checks and managing turnover.
  • Compliance. Do-not-call scrubbing and staying current on calling and texting rules.
  • The no's. Most of the people you reach weren't thinking about selling.

Compare channels on cost per signed contract, not cost per lead. A cheaper lead that takes four times as many attempts to convert can cost you more in the end.

The seller already told you why

A cold call starts with convincing someone to talk. An inbound lead starts with a fact the seller gave you.

"When you get something from LeadZolo and people filled out a form, you can immediately tell them... 'Hey, you recently filled out our form online and you mentioned this as a reason for selling.' You have a full and clear evidence, a fact. significantly it increases the chances to, you know, to have a deal."

Better leads, smaller team

"The higher our lead quality is, the less staffing we really need and the more that we can really be doing the most important thing, which is getting on the phone with qualified sellers and closing deals."

What investors say after switching

"I tell people instead of doing cold callers, start with cold calling yourself and then learn how hard it is and then switch to leadzolo and just do national leads... you're going to be paying the almost the same amount, maybe five bucks a lead more doing leadzolo, but you're going to have more high quality conversations."

"I'm so used to cold calling and getting chewed out. I'm like, 'All right, cool.' Just on to the next one. Like this no is like just leading to another yes."

When cold calling still makes sense

  • You have more time than money and you're learning how to talk to sellers.
  • You already run a trained calling team with good data.
  • You want to work a specific list, like a neighborhood or a property type.

Many investors run both. Cold calling fills the top of the funnel, and inbound leads give closers conversations with sellers who already raised their hand.

Cold calling skills still pay off

If you've cold called, you already have the hardest skill: getting comfortable with no. Bring that to inbound leads, add speed and follow-up, and every conversation is with someone who reached out first. See our guides on speed to lead and working seller leads, or watch investors call inbound leads live.

Skip the search. Start with sellers who asked.

Leads won through real-time bidding are exclusive and delivered the moment you win them. Bids run $15 to $100+ per lead with no contracts or retainers.

Cold calling FAQ

Is cold calling still worth it for real estate investors?

It can be, especially when you have more time than budget. Count the full cost, including callers, software, data and management time, and compare on cost per signed contract.

Are inbound seller leads more expensive than cold calling?

Per lead, usually yes. Per contract, often not, because the seller reached out first and told you why they want to sell.

Can I text seller leads?

Follow the consent the seller gave and current calling and texting rules. When in doubt, check with a compliance professional.
